Most developers will not allow their already-sold, but not completed, properties to be marketed openly on the MLS; therefore, sellers and realtors selling these properties as assignments must usually rely on assignment-specific websites and/or the realtor's individual marketing tools; i.e., internet and print media. So, to find assignments, you need to know where to look...and we're experts at digging them up. Here are a few of the major sources that we start with when trying to find an assignment for a client.

This is the largest and best exposed site that we use. Start with the 'View Listings' tab at upper right.
Your best bet for finding an assignment is to use a professional. Fees are usually already set by the Seller and their agent, and will come out of the proceeds of the sale. Advantages gained: education, counselling, market knowledge, negotiation truly on your behalf, value estimation, accurate 'end-of-the-day' cost analysis, clean and comprehensive contract creation, and protection of your best interests. We genuinely enjoy dealing with assignments; they can be complicated, but are definitely a way to find some amazing opportunities in a real estate market where a 'good deal' is typically very hard to find.
